Cement render repair and restoration
Rendering is a method of covering different parts of a building with a material to form a durable surface which enables it to resist atmospheric conditions, particularly the penetration of water, as well as being used as a decorative finish.
Types of rendering:
- Cement render (cement & sand) 1st coat 3 parts sand 1 cement. 2nd coat 4 parts sand 1 part cement
- Cement lime render (cement, lime, sand) one part cement, one part lime, six part sand
- Acrylic render (cement, polymer, lime, sand) ready mixed
Common problems
Many older properties can suffer from damp problems, cracking or hollow render and flaking paint.
Before this century, building techniques and materials were very different off those today. Properties need to 'breath' to allow moisture inherent in a solid wall construction to evaporate from the external brick, stone or render.
If a crack has occurred in the rendering, it could be due to a structural fault
Blown rendering
If you tap an area of render and it sound hollow this means that the render is no longer bonded to the wall. Defective rendering will allow water penetration which can lead to damp problems and in cold weather, can freeze causing the rendering to come off.
Solution
A full inspection should be made to confirm if any damage is present. Cracks should be easy to identify and will need opeing up and repairing. Loose damaged render can be confirmed by tapping the render with a key or a hammer, if it sounds hollow then it is likel that the render has lost its adhesion to the substrate. The render should be hacked away and repairded in the correct manner.
Unfortunatley with any repairs such as rendering, it is nearly imposiible to get a perfect or even surface match.
